300 years old stone farmhouse, fully equipped kitchen, garden with sprawling views, pergolato for outdoor eating, barbecue, 2 double bedrooms, large bath, additional beds in kitchen, high chair and baby cot, paddling pool, TV, VCR, washing machine, dishwasher, toaster, oven, etc. All windows have screens, there are lounge chairs and large table for outdoor dining. Barbeque for which wood is provided. The house is fully stocked with paper supplies and cleaning/washing products, unlimited linens and towels. Bathroom has 2 doors one to master bedroom and on to the foyer for additional privacy. Cleaning is included before and after stay, weekly cleaning and change of linens for multiple week stay. Rental can start any day of the week depending on availability. Upon request, we can lend you a cell phone with rechargeable card. Use of internet and fax.

House is located 3 kilometres outside the village on a hilltop with only two other houses next to it. The group of houses is known as a Borgo, dates back to the 1600 and it is surrounded by sloping hills cultivated in the Tuscany tradition of olive groves and vineyards. The village has food shops, gas station, bar, newspaper, post office, hair dresser, church. Villages on either direction have banks, supermarkets, drycleaners, organic food shops, etc. Please contact us for our website address. Many designer outlets are easily reached from the house location. From Ceramic, to shoes, linens, wine and oil cellars, clothes and more are scattered in this part of Tuscany. There will be a swimming pool in summer 2006 in the borgo, 12 meter in ground.

    The rates quoted are for double occupancy (2 adults), each additional adult pays a weekly fee of 100 Euros
    CENTRAL HEATING IN THE WINTER MONTHS (October through April) based on meter reading, THERE IS NO CHARGE FOR THE WOOD USED IN THE WOOD BURNING STOVE. Children pay an additional 50 euros per week.
    Children under 10 do not pay additional. Children 10-18 pay an additional 70 Euros per week.
    However, we do give discounts for large families as well as for multiple week stays.
    If you are booking a date which is less than 4 weeks away contact us for our last minute offer.
  • A 50% non-refundable deposit is required at the time of booking, the balance is due approximately 20 days prior to arrival. Payment mode is by wire transfer, pay-pal (e-check) or in some cases by cheque in euros, Pound Sterling or US$ equivalent. There is an additional weekly charge for each adult of Euros 90. This is due to the additional use of linens, hot water, and the wear and tear on the place.
  • Additional nights are 150 Euros per night in low season (October -April) 170 Euros per night high season (May-Sept) stays for less than a week are possible, ask for a quotation as it depends on availability.
    Daily rate vary from 180 to 250 Euros per night depending on the season, with a minimum length of stay of 3 nights.

The swimming pool has been completed in the Summer of 2006, it is an in ground pool with a terracotta deck. The garden is very large and private with sprawling views of the valley facing South - West. There are several outdoor dining options. A round breakfast table just outside the kitchen. A very large dining table under the pergolato, covered with roses, worsteria, and ivy, near a stone barbecue., another table in a shady corner of the garden for lunch outside on a very hot day. There are over 6 lounge chairs in the garden plus the chairs and benches next to their respective tables. The plants include lavander bushes, rosemary, sage, worsteria, ivy, ginestras, lilacs, hydrengias and geraniums . The garden is ideal for children as it is all fenced in. and for people on wheelchair as it is on one level. The spot is airy and enjoys unobstructed views all around. The house is on a dead end dirt road which makes it safe and very private.

Cleaning There are no cleaning fees, there is a change of linens and general clean up once a week for multiple week stay. Additional cleaning service is available upon request at 10 Euros per hour, minimum 2hours. All bedlinens, matress covers, bathroom mats are washed and sterilized after each guest. Please contact us for our website address. cleaning supplies are in the house for the guests' use. We regularly clean the entire place with the Kirby method to remove dust particles which cause allergies.

Linens Linen or cotton sheet, down comforter or wool blankets, throws are also left for the guests' use. 2 Pillows for each guest. Unlimited towels are available to guests. Table and kitchen linens are also provided. Paper napkins, toilet paper and paper towel for the kitchen, as well as waste plastic bags are stocked upon arrival, guests are expected to buy their own if they run out.

Additionals There is hair dryer, iron and ironing table, TV and VCR multistandard, movies in English can be borrowed from owner, radio/CD player as well as the use of a local cell phone. It is possible to use Internet for a small charge, send or receive emails. Kitchen is fully equipped, wood is provided for the barbeque in the garden, unlimited dishware. The house has cleaning supplies, paper napkins and paper towels, toilet paper, dishwashing liquid and soaps for laundry and dishwasher.

Skiing Information: Golf courses are within one hour drive and skiing is a little over an hour away above Lucca

Golf Information: Additional: * the pool has been completed, see the photo, it is an in ground pool with a terracotta dec all around it, it is on an overlook spot about 40 meters from the house, we also have a baby paddling pool in the garden. ** we have a baby cot and a high chair. *** children's movies in English can be borrowed as well as other current movies.

We have had guests from United States, Australia, England, Scotlad, Norway, Sweden, Mexico, Israel, France, Switzerland, Malta and many more countries and most of them keep in touch with us, many have come back or referred their best friends to us. The house is wheelchair accessible. Our house is chosen every year by honeymoon couples as it is in a beautiful, romantic spot and very private.
