Tuscan Hills villa Rental Property Information

A Newly built 4 bed executive rated villa with private pool and spa on a large deck which traps the sun until early evening. The 2 Master suites enable the villa to be shared by two families who holiday together and the two twin bedded rooms for the non-adults are comfortable and fun. The theme parks are close by, and the villa is designed to provide wonderful relief on a return from days spent here or on days spent away from here. We have a No-Smoking Policy in the villa itself, smokers can smoke on the covered patio (lanai) area. No Pets.

We are close to Disney and all theme parks, we can be found in the 'magic triangle' of the 27, the 192 and the I4. It's a 15 min easy drive straight into Disney world. A half mile from Tuscan Hills you'll find the 'Berry Town Center' shopping plaza which has a Publix supermarket, an Apple bee's, a Chinese and a Pizza restaurant and a bank and within a couple of miles are all the other essential amenities including a variety of shops, bars, restaurants (incl takeout and home delivery), banks, Atms, petrol station and a Super Wal-Mart. The rest of the major shopping centre, including several Outlet Centres are an easy drive via the I4 which is close. Several Golf Courses are close by and cater for every level of golfer. We are 30 minutes from Orlando International and 45 minutes from Sanford. Facilities onsite include free Wi-fi connection in the clubhouse, a tennis court, sand volleyball ct. Children's play area. A Gated and Secure community you'll have a safe and relaxing holiday.

Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

  • All stays less than 1 week incur a cleaning charge of £75.00. Late Booking Discounts available on request. Pool Heat recommended Oct-March (extra charge) must be requested at time of booking.
  • After a date is confirmed, the booking deposit of 25% of the total rental value must be paid within 7days of the notification of reservation. Within 8 weeks of departure full balance is due, failure to pay this in a reasonable time will result in loss of deposit, and cancellation of the booking.
    For late Bookings within 10weeks of departure full balance is due within 7 days of confirmation of reservation.
  • On arrival at Tuscan Hills you will be checked in by a representative of our Management Company, who will require a security deposit of $250. This protects us against breakage and damages to any of the items and equipment in the property and will be fully refundable after you leave, once the villa inspection is satisfactory.

  • The Sensational Master Suite 1 bathroom has a large (2 person capacity) bath and a walk-in shower that also allows for someone else to wash your back!. The Master Suite 2 Bathroom is a good size bathroom as is the Family Bathroom.

  • Both Masters have queen beds and are furnished to a high standard. They both have direct access to the large pool deck, without disturbing the living room occupants if an early morning swim is desired. The twin bedded rooms are tastefully furnished with a nod to Disney without being overly childish, after all your fifteen year old son doesn't want to sleep under a Winnie the Pooh bed cover! All bedrooms have remote controlled cable TVs.

Notes:

The cherrywood kitchen is equiped with both the cook and the culinary artist in mind. We have tried to think of what both would need. The fridge/freezer has an ice/chilled water dispenser and the clothes washer/drier is located in a separate utility room to avoid disturbing you after a late return, Outside the pool and spa are on an extra large enclosed deck that enable sunbathing into the early evening, even late into the year. The pool and spa can be heated in the cooler months, prices on request. For dining al-fresco there is a table and six patio chairs and two loungers, all well cushioned, to make for comfortable long evenings in the warm Florida air. If dining inside is required the dining table seats 8 with 2 @ b'fast bar. The villa is secured with a monitored alarm to protect your valuables whilst outside the villa and whilst in occupation has the added benefit of a 'triple beep' warning of opening doors to notify parents if their younger children venture near the pool.
