Location
This villa is situated 570 meters above sea level on a hill overlooking the city of Arezzo. Bisected by the Arno River as if flows toward Florence, this area, called the Casentino, is an unspoiled zone rich in history and art. Around the town of Capolona, where this villa is located, you can visit a Water Museum dedicated to the history of the many local waterways, as well as the historic Castello di Valenzano. There is also a water park, perfect for children, about half an hour away. Used for settings in Roberto Benigni's Life is Beautiful, nearby Arezzo is a city characterized by a beautiful array of architectural styles, from Etruscan ruins to the Roman amphitheatre and the Medici Fortress. The first weekend of each month features a popular antique fair, while annually the town hosts a festival called Joust of the Saracens, where all of the citizens dress in medieval attire to watch knights charge at a target (representing the Saracen king). Arezzo also has a train station right in town, convenient for accessing other cities in Tuscany. The new spa at Fonteverde, located in San Casciano, is a 45-minute drive. Vineyard visits and wine tasting excursions can be arranged at the villa. The location of this holiday home is also well situated to day trips throughout Tuscany, including nearby Cortona and Lake Trasimeno, as well as Florence and Siena.

Exterior Description
This estate consists of a 12th century villa and several 19th century outbuildings. The main villa and the outbuildings have been divided into 11 independent apartments, all of which were restored and modernized prior to the estate's public opening in 1998. Outdoor amenities shared by all apartments include fenced, terraced gardens and a swimming pool (4m x 6m) surrounded by a terracotta deck, overlooking the entire valley. Views from the property include Montepulciano and Monte Amiata to the south, and Pratomagno and La Verna to the north. A professional kitchen with dining facilities for large groups, catered meals, or cooking lessons, is located on the ground floor of the main villa, and an English-speaking manager is available to answer any questions and help out with any extra needs. All roads leading to the property are paved, and parking lots located at the entrance of the property and near some of the apartments provide plenty of vehicle space.
Interior Description
Every apartment on the estate includes a satellite TV, a hairdryer, and a kitchenette with two electric burners, a sink, and a small refrigerator.
MAIN VILLA
The ground floor of the villa is occupied by a professional kitchen and dining facilities. The other apartments are located on the third floor, as the second floor is occupied by the owners. There is no elevator.
Levante (Second Floor): The entrance of this apartment leads into a living room with a sofa bed (suitable for one) and kitchen corner. There is a spacious double bedroom with a 185 cm king-size bed and a small bathroom with sink, toilet, and tub with wall-mounted shower.
Ponente (Second Floor): The entrance of this apartment leads into a large living room with a sofa bed (suitable for one), a kitchen corner, and a table with chairs. There is a large bedroom with a 185 cm king-size bed and a bathroom with sink, toilet, and tub with wall-mounted shower.
Panoramica (Second and Third Floor): Entering on the first floor, you will find a small kitchen furnished with a table and chairs. A bathroom has a sink, toilet, and tub with handheld shower head. Up a flight of stairs, there is a large room with a 180 cm king-size bed and sitting area with sofa, chairs, and a fireplace. A separate dressing room contains an armoire.
TITERI
This large outbuilding contains a total of three apartments on two levels: Capriata, Archi and Veranda. Veranda and Archi can be connected.
Capriata (First Floor): Accessed via an exterior flight of stairs, this apartment has a small terrace. The entrance leads into a combined living room and kitchen corner. The master bedroom has a 180 cm king-size bed. There is a bathroom with a sink, toilet, and tub with wall-mounted shower. Up a flight of stairs there is an open loft with two 90 cm daybeds (suitable for children)
Archi (Ground and First Floor): Entering on the ground floor, you will find a large living room with a dining area with table and chairs and a kitchen corner. A wonderful brick arch spans the room and an exposed section of the tower. Up one flight of stairs there is a master bedroom with a 180 cm king-size bed. A second room has a 125 cm large single bed. The bedrooms share a bathroom with a sink, toilet, and tub with wall-mounted shower.
Veranda (Ground Floor): The entrance leads into a small living room with a sofa, fireplace, and kitchen corner. The master bedroom has a 180 cm king-size bed. Outside the bedroom, there is a terrace with table and chairs. A small bathroom has a sink, toilet, and tub with wall-mounted shower.
Torre (First Floor): Located adjacent to the main villa and accessed via an exterior staircase and a bridge, this apartment is situated on one level (there are two interior steps). The entrance leads into an open plan living/dining room with a fireplace. The kitchenette is separate. Two steps lead up to the master bedroom, which has a 180 cm king-size bed. On the opposite side of the apartment, there is a second bedroom with a 125 cm large single bed. A spacious bathroom has a sink, toilet, and tub with wall-mounted shower.
Bellosguardo (First Floor): Accessed via an exterior flight of stairs, this independent cottage has a small terrace. The entrance leads into a living room with a kitchen corner. The master bedroom has a 180 cm king-size bed. The bathroom has a sink, toilet, and tub with wall-mounted shower. Up a flight of stairs, there is an open loft with two 90 cm daybeds (suitable for children).
Tinaia (Ground and First Floor): Located near the entrance to the complex, this small, two-story cottage has a terrace furnished with table and chairs. The entrance leads into a small separate kitchenette. There is a spacious bathroom with a sink, toilet, and tub with wall-mounted shower. Three steps lead up to the living/dining room, which includes a fireplace and table with chairs. There is a second entrance with a small terrace. On the first floor, the master bedroom has a 180 cm king-size bed. A second bedroom has a 125 cm large single bed. There is one additional bathroom with a sink, toilet, and shower.
Pistoncini (Ground and First Floor): Located behind the main villa, this small 2-story cottage has a wisteria-covered pergola furnished with a table and chairs. The entrance leads into an open plan living/dining room with a fireplace, windows with views, and a kitchen corner. Upstairs, there is a master bedroom with a 180 cm king-size bed. A small second bedroom has a 90 cm daybed (suitable for a child). There is one bathroom with a sink, toilet, and shower.
Cavalla (Ground and First Floor): Located near Pistoncini behind the main villa, this split-level apartment has a beautiful terracotta terrace furnished with a table and chairs. There is a combined living/dining room with a fireplace. Located up 2 steps there is a small bathroom with a sink, toilet, and shower. There is also a small separate kitchenette. From the living room, two steps lead down to a room with two single beds. Upstairs, you will find an open loft with a 90 cm daybed (suitable for a child) and a spacious bathroom with sink, toilet, tub, and separate shower. There is also a master bedroom with a 180 cm king-size bed.
