Villa overview: Villa Aviara is a large private villa on 251sq meters of gated grounds within Hameau des Cigales (Grasshopper Hamlet) in Roquefort Les Pins which is a 20 minute drive north west of Nice international airport. The villa is a magical two story home-away-from-home built in the Provencal style with French shutters and a terracotta tiled roof. The villa is surrounded by a landscaped garden with a wide variety of mature trees, in gated and secluded grounds. There are several parking spaces on the wide gravel driveway. This villa is suitable for a family of 8 and has a lovely pool with a state of the art pool alarm system and sun deck which is surrounded by a lawn and plenty of space for children to play. It could also be a romantic hideaway with long evenings on the veranda enjoying the tranquillity of the gardens.

Villa Aviara is located in Hameau des Cigales (Grasshopper Hamlet) adjacent to the village of Roquefort Les Pins which is a 20 minute drive north west of Nice international airport. The village is provisioned well for groceries, fine food and wine etc. Roquefort Les Pins is a beautiful area with many classic French Riviera holiday villas surrounded by shady avenues and mature gardens. It is also very central for trips to Nice, Cannes or Antibes as well as visiting the many quaint villages such as Mougins and Vence all within 25 minutes.

The property is entered from the terrace by french doors which open right into the living room. The terrace itself is large and spacious and provides a lovely setting for coffee or even an aperitif ! The villa is decorated with Provencal style furniture in shades of lemons, creams, greys and blues. The lighting and fixtures compliment the environment. The main lounge is very comfortable and spacious and has book shelves, two sofas, coffee and side tables and an enclosed TV cabinet and fireplace. Directly off the lounge is the dining room with long dining table suitable for all types of dining. This in turn leads down to the Kitchen which is south facing and full of light. There is a state of the art stainless steel gas stove and oven, microwave, dishwasher and sink. Meals can also be eaten al fresco at the long table in the lovely kitchen garden.

Wonderful Privacy, Pool and Gardens There is a swimming pool with sloping ramp for cooling off on warm days fully equipped with pool alarms. Within the pool area are sun beds too . The large garden is regularly maintained and has many shaded areas and is full of a wide variety of mature trees The villa is not overlooked and the garden is surrounded by large wooden gates and trees.
