  • Monthly Rates: High (April/May '09) $4,000; Low (Jun - September) $3,600; High (Oct - May) - $5,000. Cleaning Fee - $250 per rental. Security deposit: $1,000 for up to 1 weeks' rental; $1,500 for up to 2 weeks' rental; $2,000 for up to 3 weeks' rental; $3,000 for monthly rental; $5,000 for longer rentals. Refunds arranged immediately after rental. For stays of two weeks or more, a weekly cleaning service is compulsory and provided at a cost of $90 per visit. Included in rental: taxes, Satellite TV, WiFi connection throughout home, utilities costs, use of linens, use of propane gas for & all other costs related to maintenance. To secure booking, a 25% deposit is taken with the balance payable 8 weeks prior to arrival. We can take payments via Paypal with credit or debit cards, or via internet banking transfer (US dollars into our US$ account; £ sterling into our UK£ account), wire or bank transfer. US$ checks not accepted. UK£ cheques only by special arrangement.
  • Security deposit:
    Our local manager will authorise the refund immediately after guests have vacated the premises and the deposit will be refunded, normally by method of original payment. Should there be any significant damage, breakages or losses, we will contact you to discuss and agree any charges.

    Cleaning fees:
    Both 'per rental' & weekly cleaning fees are payable locally to our manager by US dollar cash/cheque.

    Local support:
    Our local manager is on hand to meet you, provide keys to the house, & help you settle in. If you have any questions or problems she will be your local point of contact to assist.

    Guests services: our manager can provide a range of other services by arrangement, payable locally. For example: airport pick-ups from Phoenix Sky Harbor, $110 one-way (up to 6 persons in car); arrival shopping basket to your order. Ask for a copy of the Guest Services Tariff. The drawers and cupboards are custom designed, Each shower is beautiful and spacious, fully tiled and individually designed. Bedroom 3's bathroom is adjacent to the bedroom and features a unique custom designed slate top vanity and granite washbasin, separate WC, and fully tiled individually designed walk-in shower.The water pressure from our own well is such that the showers are like power showers. We provide a bath towel, hand towel and face towel set for each person, as well as a towel to use with the loungers.

  • The house is arranged around the main floor with Great Room, Dining area, kitchen & breakfast area and hallway, with covered porches and garden to front and rear. The guest bedrooms are all arranged in the lower wing a few steps down from the hallway. All bedrooms are spacious - around 16' x 12' - and have wonderful views. Bedrooms 1 and 2 have en suite bathrooms and walk-in closets. Bedroom 3 can be used as a study or bedroom, and has wardrobes, a fireplace and hardwire broadband; its bathroom is adjacent and can be used as the guest restroom. Bedroom 1 ('Red' room) has a kingsize bed which can also be used as two singles; Bedroom 2 ('Blue' room) has a large queen bed; Bedroom 3 has a large double sofa bed with an air mattress that can be customised to your own comfort level. Bedroom 3 also has its own patio. All linens provided. Up a staircase from the hallway is the owner's private suite which is locked and not available to guests

What an Amazing Place! Rio Sinagua will really open your eyes to the beauty of Arizona - it's not all sand and desert - though it is all giant saguaros (cactus so special they are protected). Truly the photos of the saguaros against those quintessential sunsets really do look like that. It really is greener and more full of abundant vegetation and wildlife than you might imagine. The land is undulating with gullies and washes that give it a lot of character and makes it impossible for houses to be built close to each other - Rio Sinagua nearest neighbour is a half mile away. Arguably this is the pick of the sites in Grantham Ranch, with 26 acres alongside the river. The house itself is 60 feet above the river, with panoramic views in all directions from every room. Down a track below the house is our own shady pasture that leads directly to the river, where you can walk or ride for miles up the river bed (it is dry most of the time). We are surrounded by public land on two sides & the river to the rear.

Spectacular Location! Rio Sinagua is an oasis in the Arizona desert and a fantastic base for exploring the beautiful scenery and historic places of Arizona. It's only an hour and a half's drive from Phoenix Sky Harbor international airport, and Wickenburg is on the road to Las Vegas, 50 miles north of Phoenix. The gates to Grantham Ranch are just over two miles from the centre of Wickenburg just off highway 93. From there it is just over two miles on good 'country roads' to Rio Sinagua. When you arrive the views are breathtaking. It is amazing to be surrounded by so much space & seclusion yet very close to a town that provides all your everyday needs; and to be near Phoenix but well out of the built-up area. Despite the 'away from it all' location, Rio Sinagua has mains electricity, satellite TV & broadband internet & its own well that provides delicious drinking water and high pressure showers. Popular trips are to Grand Canyon, Las Vegas, Sedona, Jerome and dozens of ancient & truly amazing Indian ruins.

Warm welcome, help on hand Our house manager, Nancy, will be on hand to welcome you with your key and help you settle in and find everything. Through her we can arrange, if you wish, an airport pick-up/drop-off (you can hire a car in Wickenburg) and a starter pack of groceries. She can also provide a range of other services. All payable direct to her. We arrange a housekeeping turn-round before your arrival and after departure; the fee for this is shown in the rates section and is payable locally. For stays of two weeks or more, we arrange additional weekly housekeeping, which is chargeable and payable direct to Nancy. Should you have any questions or problems during your stay, Nancy will either be able to help you directly or get in touch with someone who can. We keep a range of leaflets & brochures at the house that will help you plan your stay. All we ask is that you bring others back with you for our future guests.
