  • Changeover day is Friday.
    Guests are requested to arrive after 4.00 pm and to depart by 10.00 am on the changeover day.
    Welcome pack provided on arrival. The house is looked after by Toni and his English wife, Andrea, who can provide assistance if needed. We can also arrange for a more comprehensive shop to be ready on arrival, if required. Please discuss with us when booking.
    Deposits - a deposit of 25% of the full amount is payable to confirm the booking. Balance is due 6 weeks before the first day of your holiday. The full amount is due to confirm the booking for last minute reservation.
    A returnable security deposit of £100 is required.
    The pool is open from the beginning of May to the end of September.
    Cancellations and refunds - the deposit is non-returnable. 50% refund if cancelled 20-45 days prior to arrival. There is no refund if cancellation is made less than 20 days prior to arrival.

  • The house is light and airy, with full insulation built into the roof of the main house to make the rooms feel cool even in the heat of the day. All the bedrooms are fitted with mosquito nets and shutters to make night-times comfortable and cool. In addition, room fans are available. There is central heating (for an additional cost), double glazing and constant hot water. A cot and high chair are provided. The cottage has a double bed and single on a mezzanine floor, plus spacious living space with double sofa bed and computer point with high-speed internet access and Wi-Fi.

Large double-height, beamed living room is the centre-point of the house. The huge fireplace has a wood-burning stove that feeds the central heating, plus 2 comfortable sofas and armchair, separate table and chairs for games or reading. Outside, the beautiful 12 x 6m private pool with paved surround offers stunning views across the hills of Tuscany and Umbria, with direct line of sight to the historic hilltop village of Monte Santa Maria Tiberina. The grounds totalling 2,000sq.metres also offer more secluded areas, including a hammock for relaxing in the shade of the old mulberry tree orchard. Sun loungers and deck chairs for 10 people, plus umbrellas make the pool area an ideal place to spend the day. A shady patio area in front of the house has a table and chairs that is ideal for an alfresco breakfast. The 4.5 x 3.5m pergola attached to the side of the cottage offers magnificent views on two sides, so you can watch the sunrise and set in comfort.

Special interest holidays Wine tasting and Italian cookery courses available nearby. Many beautiful country walks and mountain biking also available, plus guided cycle rides suitable for all the family (with bikes supplied). Lake Trasimeno has some lovely beaches, plus canoeing, waterskiing, sailing and other water sports.

Beach Lake Trasimeno is about 30 minutes drive from the house and offers many water sports as well as ferry trips to the islands Maggiore and Polvese. The Adriatic Coast (Ancona and Fano) to the east and the Tuscan coast (Cecina, Orbetello) to the west are both about 2 hours drive.

Distances San Leo Bastia (nearest village, with shop, bars, 2 restaurants) 4km. Mercatale di Cortona (nearest town, with butcher, baker, chemist, 3 banks, 2 supermarkets, bars and restaurants) 9km. Cortona (fantastic array of shops and restaurants) 28km Umbertide (large commercial centre with supermarkets) 18km Lake Trasimeno (restaurants, beaches, water sports, boat trips) 23km. Perugia (restaurants, sights, museums) 30km.

Skiing Information: Four ski resorts are accessible from the house: Monti Sibillini west of Perugia. Monte Terminillo, near Terni. Campo Felice at L'Aquilla, towards Rome. Amiata, south east of Siena, in Tuscany.

Golf Information: Antognolla golf course is an 18 hole championship golf course, just south of Umbertide, 30 mins from the house. It has a driving range, practice green, a small club house, a bar and changing facilities. There is a range of golf clubs, trolleys and carts available to hire. Golf Club Perugia, three miles south of Perugia town centre. It has a par 72 18 hole course, plus driving range, practice ground with open and covered bays, two chipping greens and a practice putting green.
