  • Terms: The following rates are based on double occupancy: 6 bedroom (12 people)or 4 bedroom (8 people). Other occupancy totals and other lengths of stay may be available upon request. Each child 2 years or older is counted as one. For larger groups, additional per-person charges of $50/person/night may apply. Sales tax, lodging tax, and maid services are not included in the above rates. No pets allowed! Parties of 20 or more people are subject to a $250 charge per occurrence.

    Cancellations: Full refunds, less $100 handling fee, for cancellations made 60** days prior to arrival date. Cancellations made within 60** days of arrival are non-refundable. (Partial refunds, less $100 handling fee, may be offered if property is re-booked for all or part of the original time frame.) **120 days for holidays.

    Security/Damage Deposit: In addition to the above rates, a security deposit of $1500 is required per rental. The security deposit, in full or a portion thereof, will be re
  • funded within 60 days of departure. Deposit may be applied against, but not limited to, damages beyond 'normal wear and tear', breakage, non-reported extra per-person charges, fire 'false alarm' call charges, water damage resulting from negligence, unusual cleaning charges including any smoking odor removal, or any other expenses deemed extraordinary. Security deposits are due with final payment 60 days prior to arrival, 120 days for holidays.

    Payment: A major credit card is required to make a reservation, however, a 50% deposit by check is required within 10 days of making a reservation. The balance of 50% plus tax is due, by check, 60** days prior to arrival date (**90 days prior for holidays). Reservations for which the deposit is not received within the prescribed 10 days are automatically cancelled.
