  • Minimum age to rent 25 years & must be present. Not suitable for unaccompanied students.
  • A deposit of 50% is required at the time of reservation by Visa, MasterCard, or Discover. The balance is due 30 days before arrival by same credit card. If less than 30 days until check-in, payment in full is due at time of reservation. No reservations should be assumed until the initial deposit or payment is made and a signed contract is received by the renter from Island West Properties. Please do not make any travel plans that can not be changed until you have received your signed contract. Homes can not be held without a deposit. First payment will have the reservation.

    CANCELLATIONS: if ninety (90) or more days notice is received, 10% of the rental shall be retained. If there is less than 90 days notice, 20% of the rental shall be retained ONLY if the unit is subsequently rented. If we can not rent the unit, we shall retain the entire deposit. EXCEPTION: FOR RESERVATIONS BETWEEN DEC. 15 AND JAN. 7, ALL DEPOSITS ARE NON-REFUNDABLE. NO EXCEPTIONS.

Please enjoy any smoking outside on the terraces. The home is three levels- main level kitchen with a cook top stove with range, microwave, and dishwasher, the living room with satellite TV/DVD player, terraces and powder room, top floor is the master bedroom suite with it's own terrace and the pool level has the 3 additional bedrooms plus another covered terrace! There are pool toys, 6 beach chairs, and a few coolers. The jacuzzi spa in the pool is not heated- very refreshing for the tropics!

Relax in Rincon! This is a great get-away from big city stresses! Our small town is located on the west coast of Puerto Rico. You can just hang out by the pool or on the beach, or you can be as busy as you like. Depending on the time of year, surf, snorkel, jet ski, banana boat ride, para sailing & sail boat charters are just minutes away. The Puntas location of Rincon has several wonderful restaurants & bars. This home is close to the action but tucked away in a more quiet corner with wonderful views! Winter brings surfing on Sandy Beach or drive a few minutes away to the calm beaches on the south side of town, winter whale watching, and blissful escape from the cold up north! Summer, all the beaches are calm and quiet compared to the crowded beaches up north. No stepping over body crowds here! Great day trips can be taken to other parts of the island, but its so nice to come 'home' to your own place in paradise at the end of the day!

Enjoy Rincon Year-Round! Everyone knows Rincon is a great winter escape, but come enjoy Rincon the rest of the year, too!. Treat yourself to the tranquility & beauty when the crowds leave. Travel here in the spring, summer, or autumn & you'll experience a quieter side of Rincon. July is busy & fun when the San Juan families come out to enjoy some beach time, but most other times you will play on almost empty beaches. Early August, the kids return to school, & it's quiet. When the winter waves are gone, Rincon enjoys some of the best snorkeling & diving in the world. Steps Beach at the Tres Palmas Marine Reserve has the best stand of Elk Horn coral close into an island in the world (according to the NOAA researcher who's been following it for over 12 years!). Take one of the local diving boats out to Desecheo Island, only 11 miles off the coast, & enjoy visibility of 100+ ft all the time. Rincon is a year round destination with something for everyone.
