Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

Storyland is open from Memorial weekend to Columbus Day weekend. Non school vacation periods are the most quiet and peaceful in the Valley.
A Separate Apartment on the property (over garage) that sleeps 4 can be rented concurrently.

| Notes: | There is a large yard with picnic table, play area for children with sandbox, slide and wading pool. A perfect setting for family activities. We are also close to the Saco River with great swimming spots, tubing, canoeing and kayaking. The back of the property is National Forest. A short hike up the side of Humphrey's Ledge affords a birds eye view of the Valley. Endangered peregrine falcons nest on the Ledge and glide in the thermals over the house. Small red fox and turkey frequent the perimeter of the property. |

Open dining room and kitchen all facing wall of windows with legendary Humphrey’s Ledge and mountain views. Half bath and laundry room. Large Master Bedroom ( 22' X 12') with 2 room bathroom (double sinks, shower and Jacuzzi tub) and separate outside entrance. Master bdrm-ample space for portable child's beds-convenient for elderly parents with everything on the ground floor. Large decks attached to each entrance way. Upstairs: Queen bedroom with skylight. Bunk room with 3 single beds. Small library and game area. Balcony with desk. Mountain views from balcony. Bathroom with combo shower/tub. Downstairs Recreation/Family Room: Ping pong table, cable TV, VCR. Game area with table and chairs. Variety of child and adult table games. Separate play area for toddlers with playhouse, stuffed animals, and many other toys to discover. Racks for skis and camping equipment.
1.7 Acres Abutting National Forest:Private Retreat On the Property: Located on a small private road off upper West Side Road just over No. Conway line. Large yard for badminton. Separate play area off front porch for children-sandbox, wading pool, slide. Picnic area with table and barbecue in addition to barbecue on back deck. 2 flower gardens. Plenty of parking for multiple family members. A separate building with a garage holds a private one bedroom apartment available for additional family members. Total property capacity is 13. Views of Humphrey's Ledge, Mt. Kearsarge, and Bartlett Mt. seen from inside and outside the house. Surrounding woods provide privacy, areas to explore, and a small camping area for those youngsters wanting to spend the night in the New Hampshire woods. The Saco River is visible from the front deck with a swimming beach nearby. Diana's bath is .3 miles away. Advice on Local Activities gladly provided by Owner. Family Oriented - Child Friendly Multi Generations & Multi Families: Many New England families use Humphrey's Ledge as a meeting place for family/friends living in different parts of the country. Brothers/sisters, parents and grandparents enjoy the NH mountains together. Last year families came from California, Texas, Florida, Ohio, Maryland, New Jersey, New York, Pennsylvania as well as Maine, VT, RI and NH. Child Friendly: Gates protect all decks and stairways. Caps on outlets. Inside/Outside play areas. Tons of toys, games and play equipment-the sandbox is a favorite. Near Storyland. Special 'on site' child entertaining services possible with advance notice. The owner loves children and enjoys engaging children in games, arts and crafts, and nature walks. European & Canadian Families: we delight in sharing our home with international guests. Last year European guests came from the UK, Scotland and Switzerland, Canadians from Montreal and Ottawa. Bring an extra suitcase for shopping NH's tax free outlets.
