This is a high quality rental property. Wood and tile floors, new furniture, fully furnished kitchen, comfortable and affordable vacation living at its best. Must bring your own linens incl sheets, towels, pillowcases. New England charm all around, Light houses, museums, whale watching, seal watching, University of Rhode Island 10 minutes nearby. Beach community with year round activities. 1,Tenants must bring their own sheets, pillowcases, and towels 2. Upon payment of deposit, no refunds can be provided. No date changes can be made without the approval of the owner. 3. No smoking is allowed inside the house, violations will result in forfeiture of full security deposit 4. Occupation of the property is limited to 12 people maximum unless authorized by the owner in writing on the contract, any additional people found residing on the property will result in forfeiture of full security deposit . 5. Tenant is responsible for all damages including furniture, equipment, kitchenware, utensils, appliances, etc

6. In the event police are called or neighbors complain of excessive noise or rowdiness, tenants will be evicted by police on the spot and no refunds will be provided. Parties involving more than the 12 resident tenants are not allowed without written permission of the owner. Violations will result in loss of full security deposit. 7. Community ordnance prevents Tenants below the age of 25 from renting this property. If tenants are younger than 25 they must have at least one person older than 35 residing in the house for the full period of this contract. 8. Recreational vehicles, campers, boats, and tents are not permitted on the property at any time. Any damages to the dock will be deducted from your security deposit 9. Pets are not allowed at this rental property unless specifically authorized by the owner on this contract. 10. Tenants listed on this contract are welcome to use the private community beach next door to the property. Tenants are not allowed to invite others.
