Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

  • Rent includes all utilities, BBQ gas, normal cleaning at the end of your stay, 100% cotton bed linens and towels, feather and down pillows and duvets on all beds , Satellite TV (120 Channels including movie channels and local news stations), local phone service for making restaurant reservations etc., rubbish and trash removal etc. (no dragging cans to the street). All things being equal there should be nothing else for you to pay.
    Rates based on 6-8 person occupancy and subject to change without notice. Maximum occupancy 8 persons. In low season we may be able to offer low occupancy and late booking discount rates. Add $100 for holidays (Thanksgiving, Christmas, New Year, Easter, and July 4th). Security deposit is fully refundable if you leave the house as you find it.

  • To make a reservation in the current year, we ask for 50% advance rent, with the balance and security deposit due 45 days before your arrival. For next year, $500 secures the house for you now, then the balance is split into two payments (or more if requested), with the final payment always due 45 days before your arrival.

    CANCELLATION POLICY: Advance rent paid is fully refundable provided the house is re-rented for the same rate or higher rate, otherwise the difference is forfeit. We recommend you take out travel insurance.

    We prefer payment by personal cheque/ check in US Dollars and/or British Pounds Sterling. Payment by Credit Card accepted through Paypal and by direct bank transfer.
  • Transfer to and from JFK International airport, 90 miles each way. Allow 1 1/2 to 2 hrs each way id renting a car from the airport, or we can recommend private car service to pick you up from your flight, and then rent a car locally through Enterprise (recommended). Allow $160 plus 20% gratuity to pick you up from JFK by private car service/ taxi, and a little more for minivan. Same again to take you back to JFK from the beach house. For day trips to Manhattan, or to transfer from NYC, allow 2 hrs each way and $50 return ticket per person by luxury coach with movies, hostess and lavatory on-board. Guest Review 'The house & The North Fork were great places to unwind after a hectic few days in Manhattan. Although it's still early Spring, we enjoyed bright, clear days (enough sun for me to get a sun burnt scalp!) and had great walks at Mashomack (Shelter Island) and Orient Beach, the highpoint of which was seeing the first Ospreys arrive at their nests. We'd have liked to spend more time in/ on the water (although Joe did jump in off the dock dared by his brother and sister!) - but that can wait for another time!' Golf Information: There are many local golf courses within a short drive, both private and public, including Islands End Golf Course in Greenport, New York, a short 10 minute dive away. The third hole at this pubic course overlooks Peconic Bay. What more could you want? Other public courses in the area include Long Island National, Calverton links, Cherry Creek, Cherry Creek Woods. Montauk Downs is about 60 minutes away.
