This south facing stone house with a private swimming pool, sauna and gym is situated on the outskirts of Sarlat in the department of Dordogne in Aquitaine. The house is situated in a large well stocked garden with stunning panoramic views of the region and overlooks the medieval town of Sarlat. The location is ideal for exploring the region or just to relax it is a perfect place to unwind. The accommodation is spacious, light and newly equipped to a high standard. The large kitchen is well equipped but if you prefer to cook outside there is a gas BBQ on the terrace. French doors lead from the lounge onto the terrace where it is possible to dine whilst absorbing the wonderful views. The swimming pool is private, and has stunning views overlooking the Dordogne valley and has a child security alarm. It is a 2 minute car drive into Sarlat. The nearest restaurant is just 500 metres. The parking area is directly next to the house , off road and secure. There is unlimited internet access.

The house has amazing views over the valley and the medieval town of Sarlat. The beautiful and amazing medieval town of Sarlat is only 2 minutes drive in a car. Many guests stroll into town on an evening to sample the delights of the numerous restaurants, the nearest is only 500 metres away. The Saturday street market is renowned as one of the best in France. The Dordogne river is closeby and offers canoeing, swimming and snorkelling in stunning surroundings. There are many historic chateaux and bastide towns closeby aswell as the famous Lascaux Cave. There is a superb boulangerie closeby for those who like fresh croissants on a morning. Bergerac airport is one hour away, Limoges, Toulouse and Bordeaux international airports are approx 2.5hours away. Calais port is 8 hours away and the route is very good and simple. Sarlat is the ideal place to be based for visiting all the major attractions that the Dordogne has to offer. There are 9 golf courses all within one hours drive.

- A 25% deposit is required at the time of booking. The balance is due 12 weeks before arrival. A damage/breakage security deposit of £300 or 450 euros is payable with the final payment and will be refunded in full, less the cost of any damage or breakages.
Utility costs are included in the quoted price for each week. Heating costs are included in the winter months.
Towels, tea towels, swimming towels, sauna towels and all bed linen are included in the price.
Bed linen is changed during a two week stay without an additional charge.
The swimming pool is cleaned throughout your stay.
A food welcome pack is provided and includes wine, pate, cheese, butter,bread, orange juice, tea, coffee, sugar,

A decorated Christmas tree, champagne and chocolates are provided for Christmas.

There is unlimited free internet access - Sarlat has an excellent Christmas market for the duration of the Christmas holidays.
The town has an open air ice rink for the Christmas period, it is one of the few towns in the Dordogne that remains a tourist attraction throughout the year.
Sarlat has beautiful Christmas decorations and gives the town a magical sense, it is certainly a lovely place to spend the festive period.
A decorated Christmas tree, champagne and chocolates are provided to help celebrate Christmas.
Christmas is traditionally celebrated on the eve of the 24th December.

| Notes: | The house is very spacious and light, and is being totally redecorated and refurbished for 2008. The large lounge has French doors that lead out to a terrace with stunning views and a covered dining area for 10. There is also a large open plan dining area. The kitchen is well equipped with all modern appliances. There is a gym and a sauna area for those who wish to keep healthy whilst over indulging on the local delicacies and wine! The gym has a cross trainer, a jogging machine, a multi-gym and a mini trampoline. The house is south facing so benefits from the sun all day long. The pool area is close to the house and has 10 sun loungers, a swing chair and a dining area for ten which is not shared with anyone and is very private. The garden is well stocked and has shaded areas for those very hot days. The car park is directly outside the house and secure. Internet access is free . Dordogne The Dordogne is one of the most beautiful parts of France, and is well known to the French for its food and wine, leading to the saying 'en Perigord, on Mange Bien. Perigord is the home of the truffle (the black diamond) and the world renowned foie gras. There are numerous local restaurants that offer all the regional delights at very affordable prices, it is easy to pass a delightful evening sampling the local delicacies whilst enjoying one of the regions fine wines. The Dordogne River is very popular for those who enjoy canoeing and fishing, many beautiful chateaux can be seen whilst lazily meandering down the river. As the centre of prehistory in France, there are countless caves to explore and some of the worlds finest cave paintings can be found in the Dordogne, the National Museum of Prehistory is located at Les Eyzies, just 20 minutes from the house. There are some very good golf courses in the region. The Dordogne has something to offer everyone.
Sarlat Sarlat is one of the most fascinating and beautifully restored towns in France, it is the capital of Perigord Noir. Sarlat occupies the top spot in terms of tourists and culture in this region. Over a million visitors discover or redisvover the medieval town every year and it deserves to be explored. The town is full of character and charm with medieval and renaissance houses built in the honey coloured local stone. There is a large market held every Saturday and a food market on a Wednesday morning where you can sample many of the regional delicacies and wines. The 16th & 17th century architectural treasures are here for your admiration and discovery. All summer there are wonderful musical festivals in nearby towns & numerous nocturnal markets where you can sample all the traditional delights whilst mingling with the locals. Three of the most beautiful perigord villages are close to the house. Many of the attractions the Dordogne has to offer can be easily reached from Sarlat.
Grogeac Haut The house In spring the fruit trees blossom on the winding terraces of the garden. The deer pass by to eat the windfall fruit, red squirrels scurry along the paths and cheekily stop to ask for nuts. In May the cuckoo returns to her nest and sings cheerily, whilst the green woodpecker can be heard in the trees. In the early morning it is easy to find an astonishing variety of wild mushrooms, garden morilles can be found in May and in the autumn cepes can be found in the woods. The badgers snuffle at the bottom of the garden. It is a place to relax and absorb the view whilst enjoying the local delights of foie gras and sampling the numerous local wines. The house is superbly located to offer you a wonderful holiday whether you prefer exploring or simply just relaxing by the swimming pool. At the end of the day you can simply relax and enjoy the excellent views of the Dordogne valley.
Golf Information: There are 9 golf courses closeby. The nearest is only 10km and is 9 holes. There are 8 other courses all less than an hour away, 5 are 18 hole courses and 3 are 9 hole courses. There is a comprehensive golf guide provided in the property which was created by a Lady Captain of golf in 2004. Most golf clubs offer club hire, driving ranges, practice greens, professional hire and club amenities. Some have excellent restaurants as well as the club house. Reservations for the different courses can be arranged.
Guest Book We spent a lovely Christmas holiday here. It was a great surprise to find the house had been wonderfully decorated for the Christmas holiday a lot of effort had been put into making this is wonderful Christmas, thank you Kate nad Eric. The house is very spacious & very tastefully decorated & furnished through out. The house has excellent views & the location is superb. We would recommend it to any one. Sue & Greg Dec 2005. I am a keen golfer & the number of courses to choose from is excellent. On the whole everything was better than expected, the photos do not do this house justice. The views from the garden are amazing, we enjoyed many nights sitting in the pergola enjoying the peace & tranquillity. It was nice to drink our wine out of crystal matching glasses!
